The French Leaseback Scheme

Promoted by the French government, the French leaseback Scheme has been operating successfully since the late 1980s. Its main appeal is that it allows you to buy newly built holiday property at a large discount because you are excused the VAT, normally levied at 19.6%. You buy the freehold and then lease your property to a management company for a minimum term of 9 years: the lease is then automatically renewed for a further 9-year period. Throughout the 18-year lease contract the managers operate the French property investment on your behalf. They pay you a guaranteed, pre-agreed, index-linked rent each year; insure and maintain your property and its furnishings and fixtures at their own expense; and you get the opportunity to use the property yourself for a fixed number of weeks. At the end of the leaseback period your property is returned to you.

The holiday village itself occupies 200 hectares (500 acres) and is set at the heart of a 7,000 hectare (17,500 acre) forest, some 600 metres above sea level. It has cabins and houses in the trees, in a Zen natural style, and a tropical landscape with a river winding slowly through the relaxation zones, gentle birdsong, water mists and discreet natural fragrances.
